Linwood Construction Contract Options
1. Modified Turn-Key
With our Modified Turn-Key contract, we complete home construction ready for interior finishing. This includes the installation of rough plumbing, electrical services, insulation and drywall.
You can then take over organizing the completion of the home including painting and interior finishing.
This is the most popular choice as many people want both some involvement in their project combined with the ability to make money-saving decisions in finishing their home.
Allowances are used to estimate the remaining finishing cost. Customers can determine what is a realistic amount for this work.
Construction price to drywall is fixed in this contract to provide cost certainty for a large part of the project.
2. Full Turn-Key
With our Full Turn-Key contract, Linwood manages the entire project from site improvement, design, and construction including a fully finished interior, ready to move in.
As we are managing your entire build, this is the fastest and easiest way to complete your project.
The cost of building the complete home is fixed. This includes finishing the home using the materials selected by the customer and detailed in the contract.
Many customers who do not have a lot of time available or want minimal day-to-day involvement, choose this option.
This contract type also provides the highest possible degree of cost certainty, a level unmatched in the industry.
3. Build to Lock-Up
With our Build to Lock-Up contract, we manage your project from design through installation of foundations and construction of the home to the important lock-up stage.
At this time, the exterior will be finished, weather-proof and secure. You can then take over to install utilities, drywall, and interior finishing at your own convenience.
This choice works well for customers who want a high degree of involvement in their project, are familiar with the construction process and have a network of their own trades.
The contract price to build to lock up is fixed. Taking the home to completion is the responsibility of the owner.
You will need to use a combination of estimates and allowances to calculate the rest of the construction budget.

Own General Contractor
The person ultimately responsible for building the home is known as the General Contractor. Most financing institutions will insist on a licenced and insured professional General Contractor. We recommend that you do not play a direct role in building the structure of the home and hire an experienced framing crew.
If you do get involved, generally, you will be unable to get a fixed price on the framing of the home. Quotes will be on a cost-plus basis and this work will likely take longer.
After the foundation is in place, getting to lock-up usually takes somewhere between 3-5 weeks. This depends on the size, location and complexity of the project. Using the Linwood home package saves a significant amount of time to get to this stage. This can be important particularly if adverse weather conditions are an issue.
Building to lock-up typically takes only about a third of the time required to complete the finishing of the interior to turn-key. However, once you have reached the lock-up stage you can continue to finish the interior under virtually any weather conditions. This is ideal for you and your General Contractor.
